Job Description

Our client is seeking a sharp and analytical Senior Real Estate Analyst to join their investment team in Omaha, Nebraska, US . This role is critical for evaluating potential real estate acquisitions, managing existing portfolios, and supporting strategic investment decisions. The ideal candidate will possess strong financial modeling skills, a deep understanding of real estate market dynamics, and experience in conducting due diligence for commercial properties. You will be responsible for analyzing property performance, identifying investment opportunities, and preparing detailed reports and presentations for senior management and investors. This position requires a proactive approach, meticulous attention to detail, and excellent communication skills. Responsibilities include:
  • Conducting financial analysis and modeling for potential real estate acquisitions, including discounted cash flow (DCF) analysis, IRR calculations, and sensitivity analysis.
  • Performing comprehensive due diligence, including market research, site visits, and property inspections.
  • Analyzing property operating statements, lease agreements, and other relevant financial documents.
  • Preparing detailed investment memos and presentations for internal review and investor approval.
  • Monitoring the performance of the company's existing real estate portfolio.
  • Identifying opportunities for value enhancement and risk mitigation within the portfolio.
  • Assisting in the negotiation of purchase agreements and lease terms.
  • Developing and maintaining relationships with brokers, property managers, and other real estate professionals.
  • Staying informed about market trends, economic conditions, and competitor activities.
  • Utilizing real estate databases and software for data analysis and reporting.
  • Supporting asset management activities, including budgeting and forecasting.
  • Contributing to the development of strategic real estate investment plans.

Qualifications: Bachelor's degree in Finance, Economics, Real Estate, or a related field. Master's degree or MBA with a concentration in Real Estate or Finance is a plus. Minimum of 5 years of experience in real estate investment analysis, financial analysis, or a related role. Proficient in financial modeling and analysis using Excel. Strong understanding of real estate market principles and valuation techniques. Excellent analytical, quantitative, and problem-solving skills. Strong written and verbal communication skills, with the ability to present complex information clearly and concisely. Experience with Argus Enterprise or similar real estate analysis software is highly desirable. Ability to manage multiple projects and meet deadlines. Detail-oriented with a high level of accuracy.
